**EQUALIZATION NOTICES**

Why some Madison County residents are getting a notice in March or April of 2012.

The 2011 appeal window has in fact closed.  The PTAB (state of Illinois taxing authority) and Madison County Board of Review are in the process of mailing Equalization Notices for 2011 taxes payable in 2012.  Though you can appeal your assessed value after equalization your savings will only be a fraction of what your savings could be if you wait a few months and appeal the Market Value your assessment is based on.  Additionally, the PTAB can take upwards of 3 years to review equalization appeals during which time you cannot make any additional appeals to any taxing authority.  For these reasons we do not offer appeal services for post-equalization assessments and recommend you wait until this July to appeal your 2012 assessment if you feel that you are being over assessed based on a market value that is excessive.  If you wish, feel free to contact us now and we will be happy to notify you once it is time to review your assessment this year at no cost or obligation.
